POSITION SUMMARY
Triple Crown Corporation, a fast-paced company positioned for sustained growth, is currently seeking a full-time Controller with a strong business acumen for its Property Management Division. This position reports directly to the CFO. This position is responsible for fiscal operational oversight of 50+ real estate entities in the Property Management Division and requires a high level of knowledge, organization, and effective communication. Essential functions include supervising the division’s accounting staff; developing and administering accounting policies/controls; overseeing monthly/year-end closing processes, including annual CAM reconciliations; coordinating the annual budget process; meeting all financial and tax reporting requirements/financial analysis; strategic planning; and serving on homeowner association executive boards.

ESSENTIAL FUNCTIONS

  • Management/General
  • Manages the Property Management Division Accounting Department (50+ real estate entities)
  • Oversees the development and administration of all accounting systems, policies, and internal controls
  • Oversees timely and accurate monthly and year-end closing processes including the review and approval of financial statements and year-end tax returns
  • Oversees the annual property budget process
  • Negotiates annual Yardi property management software and utility contracts
  • Serves on the Executive Board for homeowner associations until control is turned over to the community

Financial

  • Responsible for financial analysis and provides findings/specific recommendations to the CEO, COO, and CFO
  • Reviews and approves accuracy of weekly cash position for all Property Management entities
  • Oversees the quarterly partner distribution process
  • Participates in special projects, including cash flow projections, asset sale analysis, and analytical reports for the CEO, COO, and CFO
  • Assists CEO with property acquisitions and debt refinancing
  • Oversees the preparation of annual CAM reconciliations
  • Ensures the accurate and timely preparation of all PMG financial reports to management, investors, and lenders
  • Reviews and approves CPA interim/year-end work papers, financial statements, tax returns, and permanent files for Property Management entities
  • Prepares fixed assets capitalization and disposition work papers for each rental property

Strategic Planning

  • Serves on the Strategy Review Team as PMG Division Fiscal Control Champion
  • Develops, monitors, and implements annual Fiscal Control strategic goals

EDUCATION, EXPERIENCE AND SKILLS

  • Bachelors degree in Accounting
  • Certified Public Accountant preferred
  • A minimum 5+ years’ private or public accounting experience related to Commercial/Residential Property Management or Real Estate required
  • Knowledge in real estate tax accounting preferred
  • Experience with Yardi property management software a plus
  • Must be highly proficient in computerized accounting systems, Excel, and Word

  • Must be able to travel to other locations and accommodate extended business hours on occasion
  • Must be able to handle and initiate change within the company
  • Must be able to collaborate with other departments
  • May lift/carry (paperwork, deliveries, files, furniture, miscellaneous) up to 30 lbs
